Argentina's mortgage lending recovers in June but stays half of 2025 levels

According to the Central Bank of Argentina (BCRA), cited by La Nación, mortgage disbursements reached US$150 million in June 2026, the best monthly figure since March, equivalent to roughly 1.850 loans nationwide. The improvement points to a change in trend, although the newspaper notes the volume remains 50% below the same month of 2025.

The June figure marks a recovery from May, when disbursements totalled US$116 million, equivalent to around 1.500 loans. May had been the low point for UVA lending, a peso-denominated mortgage product indexed to the Unidad de Valor Adquisitivo (a daily inflation-linked reference unit published by the BCRA), coming in below April's US$122 million and posting both the shortest average term and the highest average rate of the past two years. June's rebound brought the market back to levels similar to February 2026, when US$151 million had been disbursed, though still below March's US$193 million across roughly 2.600 operations.

Rates and eligibility by bank

As of July 2026, based on La Nación's own survey, eight lenders offer UVA mortgage rates below 9%: Banco Municipal de Rosario at 4,2%, Banco Nación at 6%, ICBC at 6,9%, BBVA at 7,5%, Banco Ciudad at 7,5%, Banco Credicoop at 8%, Banco Macro at 8,5% and BanCor at 8,9%.

Income requirements vary by institution. Banco Credicoop requires minimum net monthly income above 3.500.000 pesos, Banco Del Sol requires at least 1.000.000 pesos, ICBC sets a minimum of 1.400.000 pesos, BBVA requires the equivalent of four times the minimum wage, currently 1.489.600 pesos, Santander requires 2.240.000 pesos for the purchase of a primary residence, and Supervielle requires income above 5.000.000 pesos. La Nación notes that regardless of these minimums, the initial monthly instalment on any mortgage must not exceed one quarter of the applicant's income.
